How Much are Condo HOA Dues in Placer County?

I was showing a few condos last week to a nice young woman and her mother when the question came up, as it usually does when viewing condos for sale: What are the HOA dues for this condo? In the case of the condos we were looking at in Pacific Sunset in Rocklin, the answer was $190 per month.

I also recently sold a condo in Downtown Sacramento near the Capitol. The HOA dues on this condo were $325 a month.

The difference in the HOA dues for these condos, along with my nagging desire to have statistics and numbers to back up my opinions, led me to ask the question: What are the average and median HOA dues for condos in Placer County?

With just a little bit of work I was able to pull up the 200 condos that have sold in Placer County since May of 2006 and separate the HOA dues for each sale.

The average HOA dues for condos sold in Placer County between May 2006 and May 2007 were $179.35 per month and the median HOA dues during the same period were $170 per month.

The lowest HOA dues were for a condo on Oak Ridge Drive in Colfax, which were $39.00 per month. The highest HOA dues for condos sold in Placer County during the period were $368 a month for a condo on Northlake Boulevard in Tahoe Vista.

It is important to note that not all home owners associations offer the same amount of service. Whether HOA dues are high or low can depend much more on what they offer than what the monthly price is. Some provide nothing more than lawn care, others offer exterior maintenance, security guards, gates, water, garbage, insurance, pools, gyms, community centers, activities, etc..  The trick is to measure the relative value of the HOA dues and determine whether they are paying for services that are being provided and future improvements or if they are paying for years of miss managed improvements and repairs financed through the current HOA dues.
