Summary

The number of residential lots and residential acreage listings in Placer County has increased since July 14th, 2007. The number of residential lots and residential acreage listings that are pending sale has increased as well. The number of residential lots and residential acreage listings that sold during July 2007 was higher than June 2007 and July 2006.

The average and median price for residential lots and residential acreage has increased since July 14th, 2007, but the median asking price per acre has decreased slightly.

The average and median sales price increased compared to June of 2007 and July of 2006, but the median price per acre decreased compared to these same periods. This was probably due to the fact that smaller parcels sold during these periods, which would tend to increase the price per acre.

The average days on market increased substantially compared to June 2007 and July 2006.

The number of months projected inventory fell from 41.25 months to 37.66 months, due to the 2 additional sales during July 2007 when compared to June 2007. A more important number to consider when looking at sales projections in the near future, is the 25% increase in the number of lots pending sale when compared to the number pending sale on July 14th. This should lead to an increase in lot sales within the next 30 to 90 days.
