Pre-Approved Short Sales in Placer County
For most active short sales in Metrolist MLS, the asking price has not been approved by the underlying bank that has the final say in the properties sale. Most banks require that an offer be made on a property before they will even consider a short sale.
Because of this, home buyers and their agents can waste a lot of time writing offers on short sales that are advertised at a price they have no chance of selling at.
Occasionally, there are short sales that do receive pre-approval of their listing price or there are short sales that had approval for a buyer and then the buyer backed out.
Unfortunately, Metrolist MLS does not have a specific indicator for "pre-approved" short sales, so they are lost amongst the pile of non approved short sales.
While being marketed as pre-approved and actually being pre-approved are two separate things, the fact that the bank is even speaking with the listing agent regarding the property is better than most short sales to begin with.
If there are no bank owned homes or individually owned homes with equity for a buyer to pursue, the next step would be to look at pre-approved short sales.
If there is nothing else left, I would then begin looking at short sales. With the understanding that most short sales will not succeed, due to a lack of cooperation from the underlying lenders involved.
