Placer County Condos and Halfplexes for Sale and August - October 2008 Statistics
I have decided to report the statistics for condos and halfplexes in the same report. They are typically in the same general price range and they have more similarities with each other than they do with detached single family homes. The main similarity being that they are both typically attached to another unit and therefore share a wall with a neighbor.
While my report on detached single family homes in Placer County will continue to come on a monthly basis, I will report on condos and halfplexes on a quarterly basis.
This post is my first in this series, so the quarter over quarter and year over year figures for active and pending sales are not yet available for analysis. As time passes I will add changes over time to the analysis.
Placer County Condos and Halfplexes for Sale
Of the 99 condos and halfplexes for sale in Placer County, 22 are bank owned condos and halfplexes and 46 are short sales. That means that 22% of the condos and halfplexes for sale are bank owned and 46% are short sales.
The least expensive condo or halfplex for sale in Placer County is a 840 square-foot bank owned condo on Galena Drive in Auburn, which is listed for $62,900. The most expensive condo or halfplex for sale in Placer County is a 2,386 square-foot penthouse/loft above an office building on Elm Avenue in Auburn, which is listed for $649,500. 23 of the 46 condos and halfplexes pending sale in Placer County are bank owned and 7 are short sales. That means 50% of the homes in contract are bank repos and 15% are short sales.
Placer County Condos and Halfplexes Sold Between August and October 2008 vs. May through July 2008
Of the 98 condos and halfplexes that sold in Placer County between August and October 2008, 56 were bank owned halfplexes or condos and 14 were short sales. That means 57% of the sales in Placer County between August and October 2008 were bank repos and 14% were short sales.
The least expensive residential condo or halfplex that sold in Placer County between August and October 2008 was a 840 square-foot bank owned condo on Sapphire Drive in Auburn, which sold for $57,000 after being listed for $63,650. The most expensive condo or halfplex that sold in Placer County between August and October 2008 was a 1,462 square-foot condo in Sunset Villages on Vintage Oaks Drive in Rocklin, which sold for $310,000 after being listed for $325,000.
