The number of homes for sale in Placer County is higher than the number that were for sale on January 5th, but is lower than the number of homes that were for sale in Placer County on February 16th of last year. The average asking price, median asking price and average asking price per square-foot are all lower compared to last year. The average asking price and average asking price per square-foot are lower compared to last month, but the median asking price is actually a bit higher than last month.
Of the 2,057 homes for sale in Placer County, 238 are bank owned homes and 761 are short sales. That means 12% of the homes for sale are bank repos and 37% are short sales.
The least expensive home for sale in Placer County is a 1,199 square foot cabin on leased land in Blue Canyon on Blue Canyon Road, which is listed for $49,900. The most expensive home for sale in Placer County is a 15,800 square-foot home on Collina Court in Bella Terra in Granite Bay, which is listed for $6,999,900.

The number of homes pending sale in Placer County has increased considerably since January 5th, but is up only slightly compared to the number of pending sales on February 16th, 2008.
226 of the 501 homes pending sale in Placer County are bank owned and 107 are short sales. That means 45% of the homes in contract are bank repos and 21% are short sales.

On average, Placer County home sellers accepted offers that were a higher percentage of their asking price but had to reduce their asking price by a larger percentage before they received an offer in January when compared to December.
The projected number of months inventory in Placer County increased from 6.09 months to 8.07 months between January 5th and February 11th.
Of the 255 homes that sold in Placer County during January 2009, 130 were bank owned homes and 44 were short sales. This means that 51% of the sales were bank repos and 17% were short sales.

Placer County Homes Sold During January 2009 vs. January 2008
The number of homes that sold in Placer County during January 2009 was over 23% higher than the number sold during January 2008.
The average sales price, median sales price and average sales price per square-foot were all much lower in January 2009 than they were in January 2008.
The average number of days that it took for homes to sell in Placer County was 27 days shorter during January 2009 than it was in January 2008.
On average, Placer County home sellers accepted offers that were a higher percentage of their asking price and had to reduce their asking price by a lower percentage before they received an offer during January 2009 when compared to January 2008.
Summary
The inventory of homes for sale in Placer County increased between January and February, but it decreased when compared to February of last year.
The number of homes pending sale in Placer County increased considerably between January and February, but was up only slightly when compared to February of last year.

The pressure mounted on prices from bank owned homes and short sales continued in January. Combined, short sales and REOs now comprise 49% of the homes for sale, which is 2 percentage points higher than last month, 66% of the homes pending sale, which is 6 percentage points lower than last month, and 68% of the homes that sold during January, which is 7 percentage points higher than last month.
The number of months inventory increased in January after decreasing during December. This increase has been seen most dramatically in short sales and non-foreclosure homes. This is primarily due to the seasonal increase in listings after the holidays and the seasonal decrease in pending sales in December which leads to less sales in January. The inventory of bank owned properties actually tightened during January as the sales rate remained relatively constant, but the number of new bank owned listings declined.
