The number of homes currently for sale in Placer County is slightly higher than the number that were for sale on April 18th 2009 but is substantially lower than the number that were for sale on May 20th, 2008. The average asking price, median asking price and average asking price per square-foot are all higher compared to last month, but are substantially lower than last year at this same time.

Of the 2,099 homes for sale in Placer County, 159 are bank owned homes and 835 are short sales. That means 8% of the homes for sale are bank repos and 40% are short sales.

The least expensive home for sale in Placer County is a 1,500 square foot bank owned home that has been condemned by the county on Hwy 65 in Sheridan, which is listed for $47,500. The most expensive home for sale in Placer County is a 3,062 square-foot home on 1,047 acres in Foresthill on Black Oak Ridge Road, which is listed for $6,900,000.

The number of homes pending sale in Placer County has increased since April 18th, but is less than the number of homes pending sale on May 20th, 2008.

227 of the 667 homes pending sale in Placer County are bank owned and 157 are short sales. That means 34% of the homes in contract are bank repos and 24% are short sales.

The number of homes that sold in Placer County was slightly lower in April than it was in March. However, this could change, because there are always a handful of sales that are recorded late each month.

The average sales price, median sales price and average sales price per square-foot were all higher in April than they were in March.

The average number of cumulative days that it took for homes to sell in Placer County was 1 day shorter during April than it was during March.

On average, Placer County home sellers accepted offers that were a higher percentage of their asking price, but had to reduce their asking price by a larger percentage before they received an offer during April when compared to March.

The projected number of months inventory in Placer County increased from 6.20 months to 6.25 months between April 18th and May 11th.

Of the 336 homes that sold in Placer County during April 2009, 132 were bank owned homes and 72 were short sales. This means that 39% of the sales were bank repos and 21% were short sales.

The least expensive home that sold in Placer County during April 2009 was a 938 square-foot bank owned home on B Street in Lincoln, which sold for $65,000 after being listed for $75,500. The most expensive home that sold in Placer County during April 2009 was a 5,598 square-foot home on Terracina Lane in Loomis, which sold for $1,330,704 after being listed for $1,499,000.

The number of homes that sold in Placer County during April 2009 was lower than the number sold during April 2008.

The average sales price, median sales price and average sales price per square-foot were all much lower in April 2009 than they were in April 2008.

The average number of days that it took for homes to sell in Placer County was 7 days shorter during April 2009 than it was in April 2008.

On average, Placer County home sellers accepted offers that were a higher percentage of their asking price but had to reduce their asking price by a larger percentage before they received an offer during April 2009 when compared to April 2008.

Summary

The inventory of homes for sale in Placer County increased slightly between April and May, but was down considerably when comapred to last year.

The number of homes pending sale in Placer County increased between April and May, but is lower compared to May of last year.

The number of homes sold during April was lower than the number sold in March and April of last year. 

The pressure mounted on prices from bank owned homes and short sales continued in March. Combined, short sales and REOs now comprise 48% of the homes for sale, which is one percantage point less than last month, 58% of the homes pending sale, which is 2 percentage points lower than last month, and 60% of the homes that sold during April, which is 3 percentage points lower than last month.

The number of months inventory increased in April after decreasing during March. 

The supply of new REO listings has continued to fall, due to the foreclosure moratoriums that have been in place with many large lenders since the end of last year. The demand for REO homes has remained constant. The combination of a lower supply with a contant demand has lead to an even tighter than normal inventory of REO homes, which has remained at about 1 month's worth of inventory for the past 2 months.

The number of short sales listed has fallen slightly since last month, and the number of short sales that were sold continued to rise after beginning to rise in March. Short sales have now dropped below a years worth of inventory, after spiking to nearly the 2 year inventory during the end of last year.

The supply of non REO non short sale homes, which includes discounted builder owned homes rose slightly during April, while the demand for these same homes has continued to increase as the supply of REO homes has shrank.
