Of the 166 condos and halfplexes for sale in Placer County, 19 are bank owned condos and halfplexes, 47 are active short sales and 72 are active short sale contingent. That means that 11% of the condos and halfplexes for sale are bank owned and 72% are short sales. Only 17% of the condos and halfplexes listed for sale in Placer County are not foreclosures in one way or the other.

The number of condos for sale rose between August and January. This is counterintuitive, considering the typical annual cycle of listings, where inventories decline in the winter and rise during the summer. It is my opinion that this is the case, due to the fact that most of the condo inventory is held in communities where there is no financing available, due to lawsuits with the HOA and/or a tenant to owner occupancy ratio below underwriting standards. Another reason is the fact that only a few condominium complexes are approved for FHA loans in Placer County, which happens to be the most likely financing method used by buyers looking for a condo.

The least expensive condo or halfplex for sale in Placer County is a 966 square-foot short sale in Auburn Greens on Garnet Way in Auburn, which is listed for $39,000. The most expensive condo or halfplex for sale in Placer County is a 1,514 square-foot condo on Country Villa Court in Auburn, which is listed for $270,000.

Of the 100 condos and halfplexes that sold in Placer County between October and December 2009, 45 were bank owned halfplexes or condos and 22 were short sales. That means 45% of the sales in Placer County between October and December 2009 were bank repos and 22% were short sales.

The least expensive residential condo or halfplex that sold in Placer County between October and December 2009 was a 922 square-foot bank owned condo on Quartz Drive in Auburn, which sold for its asking price of $45,900. The most expensive condo or halfplex that sold in Placer County between October and December 2009 was a 1,490 square-foot new condo on Red Dog Lane in Southridge in Auburn, which sold for $258,000 after being listed for $269,000.
