Placer County Foreclosures Report for February 2012

In their monthly report for February 2012, www.Foreclosureradar.com has reported that the number of new foreclosure notices that were filed in Placer County was nearly the same as in January 2012, but was down almost 21% compared to February 2011.

Both new notices of default and new notices of sale fell compared to a year ago.

The inventory level of homes in preforeclosure increased in February compared to January, but was down over 25% compared to February of last year.

The inventory of level of homes currently owned by banks was down 14% compared to February of last year, and 5% compared to January.

It appears that as foreclosure notices have slowed, so too have actual foreclosures.

Based off of data and graphs provided by Trendgraphix.com and Metrolist MLS, the number of bank owned homes listed for sale in Placer County in Metrolist MLS decreased in February compared to January and compared to February of last year.

The number of new bank owned homes that were added to the market in February decreased when compared to January and compared to February of last year as well.

The number of Placer County bank owned homes pending sale in February was much higher in February when compared to January and February of last year.

The number of bank owned homes that sold in Placer County during Feruary was higher than both January and February of last year.

Based off the number of bank owned homes that sold last month, and the number currently listed, there is only 1 month of bank owned home inventory listed for sale. This is lower than the already low inventory levels in both January and February of last year.

Based off of data and graphs provided by Trendgraphix.com and Metrolist MLS, the number of short sales for sale in Placer County in Metrolist MLS was lower in February than in January, and was much lower than the number listed in February of last year.

The number of new Placer County short sale homes that were added to the market in February was lower compared to the number added in January and February of last year.

The number of Placer County short sale homes pending sale in February was down compared to January, but was up over 40% compared to the number pending sale in February of last year.

The number of short sale Placer County homes that sold in February was the same as the number sold in January, but was up over 45% compared to February of last year.

The inventory level of short homes for sale in Placer County now stands at 1.5 months, which is slightly lower than in January, but over 4 months lower than the 5.6 months of inventory in February of last year.
