Placer County Foreclosures Report for January 2013

Canyon Way Colfax, CA Bank Owned HomeIn their monthly report for January 2013, www.Foreclosureradar.com has reported that the number of new foreclosure notices that were filed in Placer County was down 48%% in January when compared to December, and was down 73 % compared to January 2012.

The inventory of level of homes currently owned by banks was down 2% in January compared to December, but was down over 39% compared to January of last year.

The number of homes that were sold at foreclosure auction in January was up 27% compared to December, but was down 54% compared to January of last year.

Investors purchased 34 of the 93 homes that were sold at foreclosure auction, while banks took possession of the remaining 59.

Overall, new foreclosure filings have plummeted, while the number of homes actually foreclosed on increased compared to December, but is way down compared to last year.  The inventory of homes in the banks possession continues to decline as well.

Based off of data and graphs provided by Trendgraphix.com and Metrolist MLS, the number of bank owned homes listed for sale in Placer County in Metrolist MLS increased in January compared to December, but was down nearly 58% compared to January of last year.

The number of new bank owned homes that were added to the market in January jumped 50% in Januray, when compared to December, but was still down 47% compared to January of last year.

The number of Placer County bank owned homes pending sale increased 34% compared to December, but was down 50% compared to January of last year, due to a lack of supply.

The number of bank owned homes that sold in January was down 40% compared to December and 61% compared to January of last year. This was not due to a lack of demand but instead to a drop in supply in preceding months.

Inventory level of bank owned homes in Placer County has continued to hover around 1 month, which is very tight. If you are considering a bank owned property, be prepared for their to be interest from other buyers, possibly many other buyers.

Based off of data and graphs provided by Trendgraphix.com and Metrolist MLS, the number of short sales for sale in Placer County in Metrolist MLS increased in January when compared to December, but were down 66%% compared to January of last year .

The number of new Placer County short sale homes that were added to the market in January was nearly 30% higher than the number added in December, but was 56% lower than the number added to the market in January of last year.

The number of Placer County short sale homes pending sale in July was slightly lower than the number pending sale in June, but higher thant the number pending sale in July of last year.

The number of short sale Placer County homes that sold in January was 53% lower than the number sold in December and 44% lower than in January of last year.

The inventory level of short sale homes for sale in Placer County is now about 1 month, which is nearly 150% higher than the .4 months of inventor in December when there were very few new short sale properties added to the market. However, the inventory level of short sales was still 41% lower than last January.

We are looking to buy at least 4-5 acres, with home, manufactured home, etc., 2- bedrooms, would like to spend under 150,000. possibly under 100,000. Light fixer would be fine. Any info. woukd be great! Thank you! S. Babcock
